More upmarket than its neighbours Barking and Dagenham, the borough of Havering happens to be one of the greenest boroughs in London. Although Havering was recorded in the 1086 Domesday Book, there has been a settlement here far before this time. The borough was formerly known as the Royal Liberty of Havering, to which Edward IV granted a charter in 1465.
Bordering Essex, it is a peaceful location with plenty of suburban appeal. Located in the most easterly borough of the city it forms part of outer London. There are many reasons why Havering has become such “hot property”.
Although the estimated population is around 260,000, surprisingly it is blessed with large areas of protected open space. Over half of the borough is parkland made up of over 100 separate green spaces.
The borough enjoys a healthy economy, with one of its key centres Romford being a major retail and night-time entertainment centre. Alongside Romford, the two other main business areas in the borough are Upminster and Hornchurch. To the south, the borough extends into the London Riverside redevelopment area of the Thames Gateway. Offering plenty of employment opportunities.
As with so many areas in London, things are forever changing, and Havering is set to become even more attractive to commuters. To add to its already excellent transport links, the arrival of the speedy Crossrail network will open up the borough to Londoners who might not have considered it before.
A huge amount of investment has been poured into the borough. Thousands of new homes are or have already been completed and a new £25m retail and leisure development is in the pipeline which will really enhance the borough’s appeal.
Very few of London’s boroughs can match what Havering offers right now and as this fantastic area moves from strength to strength it will be even harder for others to keep up.
Schools & Education
There is definitely no shortage of schools in family-friendly Havering.
The Borough is the education authority for the district providing education in a mix of foundation, community, and voluntary aided schools.
Leading primary schools in Havering include Hacton Primary School, Dame Tipping C of E Primary School, and Scott’s Primary School.
For secondary aged students, The Coopers’ Company & Coborn School, Sacred Heart of Mary Girls’ School and Gaynes School are among the best in Havering with over 70% of pupils achieving five good GCSEs.
Two colleges, Havering Sixth Form College and Havering FE College administer further education.
The latter also provides a selection of higher education courses, both colleges come with very good reputations.
Private education is readily available via three independents, Gidea Park College, Oakfields Montessori School, and St Mary’s Hare Park School.
Things to do in Havering
The short answer to “what is there to do in Havering”? is masses!
Its open spaces are what havering is particularly proud of. With over 50% of the area classed as parkland, those who live here are fortunate indeed. 55 of its parks were recognised with awards from London in Bloom in 2016, with Raphael Park in Romford winning Large Park of the Year.
Walking is a popular pursuit and there are some fantastic routes available. A popular one is through Havering Country Park. Follow the footpaths through the woodland and grassland to the centrepiece of the park. An impressive avenue of Giant Redwoods. There’s over 100 acres to explore with nice wide trails to follow.
These huge green spaces are a wonderful opportunity for city living people to enjoy nature.
There’s plenty of cultural venues as well.
Two theatres, the Queen’s Theatre in Hornchurch, and the Brookside Theatre in Romford, the thriving Fairkytes Arts Centre, and Havering Museum for those interested in the history of the borough.
The fitness industry has exploded in recent years and Havering has managed to provide locals with all they need in this regard.
Lots of leisure centres dot the borough including, Central Park Leisure Complex, Hornchurch Sports Complex and Chafford Sports Complex.

Property prices
Despite the popularity of Havering and the fact that it experienced a high house price growth last year, it remains one of London’s more affordable boroughs.
The property market is diverse in terms of cost, size, and style but, Havering does have a high proportion of semi-detached properties, ideal for families.
Of the 1070+ homes for sale currently, roughly half are 3,4- and 5-bedroom homes with the other half being made up of 1 and 2-bedroom properties.

There are some particularly desirable areas dotted across the borough. The village of Havering-atte-Bower offers plenty of country charm. Whilst the connectivity of Hornchurch and Romford appeals particularly to younger residents.
