Why Move to Hailsham
Henry III granted Hailsham a Market Charter in 1252 and the town began to prosper.
Sheep and cattle were driven from miles around along the various ancient droves until the arrival of the railway station and motor lorries. Today, the weekly livestock markets, together with the monthly farmers’ market continue, whilst stall markets are still held weekly in the town centre on Saturdays or Thursdays.
The busy East Sussex town has a population of around 21,000 and offers them both a geographic and rural idyll. Visually, the town centre is a delightful mixture of the old and new, plus, it sits close to two huge areas of AONB.
The High Weald and the South Downs National Park are a stone’s throw away, which certainly provides it with a beautiful backdrop. If you fancy a day by the sea, Hailsham is just 6 miles from the sunny south coast. There is plenty of choices when it comes to planning a day out.
Shopping
Hailsham is well served with a mixture of independent and national shops, good sports facilities, and the Freedom Leisure entertainment complex. Being centrally located within the Eastbourne / Hastings / Tunbridge Wells triangle, the town is ideally situated for ease of access to many of the larger towns of Sussex.
Getting about in the region by car is quick and efficient via the A27 which runs east and west and north via the A22. Unfortunately, Hailsham does not have its own railway station, residents travel the 4 miles to Berwick Railway station in Polegate.
As is befitting of such a lively town, there is always some kind of festival or music event to attend. “Hailsham Live” is family entertainment at its best. As well as a fantastic lineup of live music and all manner of high street stalls, there are Circus entertainers, face painting and a Disney-style parade.
No one is left out, from the very young to senior citizens, Hailsham provides everyone with a social outlet via a myriad of clubs and groups specialising in their interests and needs. If you are searching for a home somewhere in East Sussex and have overlooked Hailsham, you might want to think again!
Schools & Education
Competition for the top primary and secondaries which serve Hailsham is high, with many receiving more applications than they have school places available.
If you are new to the area it pays to do your search for a new school well in advance of your move.
State-funded schools in East Sussex are overseen by East Sussex County Council. To apply for a school place click here.
Having been inspected, all schools in the Hailsham catchment area are performing well with one exception Burfield Academy, which Ofsted states requires improvement, however issues raised are being urgently addressed.
All other primaries are considered “good” with one reaching the dizzy heights of “outstanding”; that honour goes to Polegate Primary School.
The town has one secondary comprehensive school, Hailsham Community College, located in Battle Road, which achieved a specialist status of sports college, rated highly by Ofsted.
Hailsham also has an independent secondary school, Bede’s School, formerly St Bede’s School.

Property prices
Hailsham hasn’t got as big a property portfolio as some of its other East Sussex neighbours such as Bexhill or Eastbourne however, what it does have is affordability on its side.
The average cost of a property in the town is £351,206, which is a little misleading. It is entirely possible to buy a three-bed terrace for the fantastic price tag of £240,000.
One-bed properties are selling for £180,000 and if you are looking to retire to the area, there are plenty of retirement homes for the over 55’s which are even cheaper, starting from £80,000.
New build properties are available from several well-known construction companies.
David Wilson Homes are building a range of larger homes on their Ersham Park site. 4-bedroom properties start at £474,995.
