Once a crucial naval stronghold, the Sunday Time Voted Deal as the “Best Place to Live” in 2018. Set in the affluent county of Kent, Deal is in a classic picturesque seaside location that is just a little more laid back and relaxed than most.
Deal has a rich history as one of the original Cinque Ports and a major port and landing stage for ships in the 16th to 19th Centuries. A stunningly photogenic place, boasting quaint streets and pretty pastel coloured houses. Following an extensive refurbishment, Deal Pier is a landmark not to be missed.
Whilst most coastal beaches are crammed with holidaymakers during the summer season, Deal tends to be less hectic. Copious stretches of beachfront and a handsome sea pathway make an excellent place for walking, jogging or just enjoying the views, including France on a clear day!
Located an hour and 20 minutes from St Pancras Station, the area has become a commuter hot spot due to the capitals ever widening commuter belt. However, the town also offers a good range of employment opportunities of its own.
Thanks to the county’s transportation links with London, and to continental Europe by sea and rail, imports, exports, and freight are major sectors, offering work in operations and logistics.
Another jewel in the town’s crown is that Deal has a very active local community and has remained largely untouched by big retailers. Bursting with charming independent shops, it is not hard to see why the Daily Telegraph decided to award Deal “High Street of the Year in 2013”.
Quiet but by no means boring, for a small-town Deal certainly packs a punch in the culinary scene offering a huge range of eateries from fine dining to good old pub grub. There are several castles in the area open to the public, and a pleasant cycle and footpath path links both Deal and Walmer Castles along the beachfront.
Deal Schools & Education
Deal poses a good choice of schools which perform to very high standards.
Kingsdown & Ringwould C of E Primary and Warden House Primary School managed to attain the highest rating of “outstanding” following their last Ofsted inspections.
Sir Roger Manwood’s School is the highest performing secondary school in the area having been given an “outstanding” grade by Ofsted whilst the Sandwich Technology Senior School was given a rating of “good”
Several FE colleges are in the wider county. East Kent College (EKC) is a further education college which also provides higher education courses. Located across several campuses with the main one being in Broadstairs it offers plenty of courses. The college is currently refurbishing existing buildings to provide better facilities for students.
Things to Do in Deal
A host of beautiful gardens, historic castles and miles of beaches means there are plenty of days out for all the family to enjoy when you live in Deal.
The area is well known for its famous golf courses, which include Royal Cinque Ports at Deal, and Royal St George’s and Princes at nearby Sandwich.
Betteshanger Country Park is a great location for all ages. You can enjoy walking, cycling, fossil hunting and various other activities against its picturesque setting.
Timeball Tower is an iconic Grade II listed building on the seafront, a reminder of the importance of the town to the navy in Georgian times, now a museum, and a very informative place to visit.
Deal 2 castles are maintained by English Heritage. It takes about 25 minutes to walk the 1.3 miles of seafront between Deal and Walmer castles, a beautiful stroll any time of the year. Deal Castle is one of 3 castles built along the Deal coastline by Henry VIII, a rugged castle, ideal for the kids to explore.
Betteshanger Park guarantees an energising and enjoyable day out any day of the week. The 250-acre park has miles of traffic-free cycling, muddy mountain bike trails, an outdoor playpark, archery, den building, forest school, fossil hunting, geocaching, and military fitness plus a range of sensational seasonal events.
Deal has a stunning pebble beach. Fantastic if you don’t want sand in your picnic! Stretching from Kingsdown to Sandown, a distance of about three miles, it is never overcrowded. The most popular part is the area by the Pier, which is also close to the town centre and its shops.

House prices are relatively high compared to the country as a whole and values are increasing exponentially, however it is still cheaper to purchase a home here when compared to London.
Whilst many areas have reported a dip in the cost of properties since the pandemic, Rightmove reports that values in Deal have continued to increase by 5% over recent years, making it a solid place to purchase a home.
There’s a variety of property styles on offer in this very unique part of the east Kent coast, including brightly painted fisherman’s cottages, to Georgian bow-fronted town houses, once owned by retired admirals.
