Why Move to Cornwall?
Cornwall or the Cornish Rivera as it is fondly known, is a county on England’s rugged southwestern tip. It forms a peninsula encompassing wild moorland and at last count, 400 sandy beaches, culminating at Land’s End, the westernmost point of Cornwall.
The county is in a wonderful position. Bordered to the north and west by the Celtic Sea, to the south by the English Channel, and to the east by Devon, with the River Tamar forming the border between them.
There are so many positives to living in Cornwall, of course the obvious ones are the beaches and pretty countryside which makes up a huge proportion of the county’s terrain. But Cornwall also offers a much more sedate style of living. Locals are friendly and welcoming, and if you make the effort so will they.
Cornwall is also packed with amazing places to eat. Food could not be fresher. Whether it has just been plucked from the ocean or picked from the local farm, it is a mecca for foodies. Home to a number of Michelin Starred restaurants such as The Scarlet in Mawgan Porth, Rick Steins Seafood Restaurant in Padstow and Paul Ainsworth at No. 6 also in Padstow. All very noteworthy establishments.
Once a major centre for the mining of tin and copper, and later fishing and agriculture Cornwall’s economy is now much more reliant on the tourism industry. With around 4.5 million tourists visiting each year it is a very lucrative sector for the county bringing in millions of pounds in revenue and opportunities for employment.
Cornwall is also known for being a bit of a tech hub too! If you are in the software, engineering or technology industries you’re in luck because this is a big upcoming area here in terms of jobs and training.
Whilst plenty of people in the region are self-employed and work from home, a number choose to commute to some of Cornwall’s larger towns such as Truro, Falmouth, and St Austell. For those living in the north east of the county, Plymouth is also within commutable distance.
If you are looking to purchase a home near the sea and not too far from decent travel connections but are happy to forego the trappings of city life, then Cornwall is somewhere you should definitely explore.
Cornwall Schools & Education
Cornwall has a comprehensive education system with the vast majority of schools being rated as “good” or “outstanding” by Ofsted.
The county has approximately 250 primary schools, 31 state secondaries, 8 independent secondary schools and 4 schools for children with disabilities.
There are three further education colleges and each also offers higher education as well. Truro and Penwith College, Cornwall College and Callywith College, are all located within the county’s boundaries.
The closest two stand-alone higher education providers are Falmouth University, a specialist University for the creative industries and the University of Exeter, a public research university located in Exeter, Devon.

Cornwall Property

Each town has its own unique offering when it comes to property. As a rule of thumb, the more east you travel the cheaper property becomes, unless you have your heart set on a home right on the beach, these always come at a premium.
The majority of sales in Cornwall during the last year were detached properties, selling for an average price of £375,699. Terraced properties sold for an average of £212,223, with semi-detached properties fetching £235,948.
House prices are creeping up in value and have indicated a rise of 4.09% in the last three months (since August 2020).
Some of the post popular towns include:
St. Ives. The town is in the midst of major regeneration with new marine-side houses and apartments in the pipeline close to fabulous beaches and home to a sheltered harbour. The average cost to buy a home here is £400,000. Rightmove has just named St Ives as the “happiest place to live in Great Britain”
Falmouth. Surrounded by areas of outstanding natural beauty, and outstanding views, Falmouth has all you need without travelling far. There is also the University of Exeter’s Penryn Campus, based in the adjoining town of Penryn. The average property cost is £320,880. This town is also on Rightmove’s “happiest places” list.
St Austell. The town is a warm, welcoming place and with the beautiful Carlyon Bay, Mevagissey and Charlestown on its doorstep, there is certainly more to St Austell than meets the eye. Property averages at £272,729, one of the most reasonably priced areas in Cornwall.
Kingsand-Cawsand. These picturesque twin villages sit on the Rame Peninsula, a quiet, unspoilt part of Cornwall that is generally overlooked by tourists and property-buyers alike. On the more expensive side a home here will cost on average £386,749.
