Why Move to Blackheath?
One of London’s prettiest, most welcoming, and affluent neighbourhoods. The Times voted Blackheath as one of the “Best Places to Live” in the UK 2019.
Often described as a London village, it is packed full of old school charm along with the feel of a small country town rather than a commuter suburb.
Blackheath sits in south east London, in the county of Kent. It is nicely placed and straddles the Royal Borough of Greenwich and the London Borough of Lewisham.
Dating back to the Middle Ages, at the centre of Blackheath is its historic and windswept heath. Indeed, the district was named after the black soil of the area.
Today the heath is lined by beautiful period homes and the ideal place for everyone to enjoy the outdoors.
Located in Zone 3 means there are 25-minute trains to Charing Cross via London Bridge and Waterloo East; to Cannon Street via Lewisham for the DLR to Canary Wharf and London Bridge; and to Victoria.
There is a good social scene for adults, always a bonus when you are new to the area, with plenty of village style shopping, cultural events and even a microbrewery to visit.
Blackheath’s main shopping streets are Montpelier Vale and Tranquil Vale, with a mix of high-end chains and quaint independent boutiques available.
If you prefer the convenience of having everything under one roof, you are just a 15-minute drive from the Westfield shopping centre in Stratford, and a 20-minute drive from Bluewater.
Small wonder Blackheath has come onto the radar in recent years. This largely residential district retains a community atmosphere within a well-kept family village vibe but with all the attractions of London on its doorstep.
Blackheath Schools & Education
Blackheath has a wealth of choice with regard to local schools. State primary schools and its private school provision are what bring families to Blackheath and its surrounding neighbourhoods.
All the state primaries are rated “good” or better by Ofsted, with John Ball Primary School and All Saints Blackheath both having been rated as “outstanding”
There are six state secondary schools serving the district. Prendergast School is a mainstream, state funded senior school for girls and has been rated as “outstanding” by Ofsted.
Among some of the best private secondaries are the Blackheath Highschool for Girls and Colfe’s School, a mainstream, independently funded junior & senior school.
The nearest further education provider is Christ The King Sixth Form College, which Ofsted rated as “good” and reported that “the proportion of learners who achieve a GCSE A* to C grade in English is very high”.
Things to do in Blackheath
Residents have access to a wealth of leisure activities in and around the area combined with easy access into London and all its attractions.
Blackheath itself is very green and open with the heath being central to everything and provides a genuine sense of detachment from the bustle of the urban environment. It is a popular spot for kite flying, walking and other sporty pursuits.
There are many restaurants and bars around the village centre. Also, some good pubs. Blackheath Hall acts as a concert hall and theatre.
The area is also known for the popular Blackheath Tea Hut, which offers its famous hot dogs and burgers and has visitors flocking from all over London.
Sunday is market day. There are two held each week, the farmers’ market and the nearby Greenwich Market. Flooded by locals the markets offer a range of produce, antiques and collectibles, clothes, and crafts.
Greenwich Park is just to the south and is one of London’s eight Royal Parks. It is home to the Prime Meridian Line and Royal Observatory and offers stunning views across the Thames to St Paul’s Cathedral and beyond.
Nearby Greenwich is also home to the famous Cutty Sark and the National Maritime Museum.
Blackheath Property
During the 18th and 19th centuries wealthy residents built their homes surrounding the heath, hence the predominance of large Victorian and Georgian houses in this area, some of which have now been converted into flats.
Homes in Blackheath are sought after not just for the desirability of the area but because there are plenty of options in terms of property style, and its favourable prices when compared to central London.
The Blackheath market has consistently enjoyed healthy growth and for both buyers and landlords, Blackheath always gives a good investment return.
The local property market has shown a rise in value of 2.07% over the past three months with many homes selling for over their asking prices.
The average cost of a home is currently £661,221 with the average price actually paid of £733,966 significantly over the average price.
Homes range in value from a one-bed apartment in need of some renovation for £210,000 through to the most expensive home on the market, a huge, detached property with an asking price of £6,500,000.
